5 tips to find affordable rental housing in Japan for Vietnamese

Finding affordable rental housing in Japan is always a big challenge for Vietnamese people, especially international students, technical intern trainees, or general workers. With high living costs and expensive rent in cities like Tokyo or Osaka, choosing a suitable, cost-effective, and safe place to live is extremely important.
MPC Group will share with you practical tips to find cheap, legal, and risk-free housing.

1. Choose the right area

Central areas such as Shinjuku, Shibuya, or Chiyoda have very high rents (80,000–150,000 yen/month for a 1K unit).
If your budget is limited, choose suburban areas with convenient train access, such as Nerima, Itabashi, Adachi (Tokyo) or Higashiosaka, Sakai (Osaka) — about 20–30% cheaper than the city center.
You can use Google Maps or Navitime to estimate commute time; aim for a place under 45 minutes from work/school.

2. Use trusted housing platforms

Join Facebook groups such as “Hội người Việt tại Tokyo”, or search directly on major sites like Suumo.jp and Homes.co.jp.
When browsing listings, prioritize posts with real photos, clear addresses, and contracts from verified owners.
Never transfer money before signing the contract.

3. Share housing to save costs

To reduce costs, you can choose a share house or room-share with other Vietnamese.

  • Share houses (e.g. on Sakura-house.com) cost only about 30,000–60,000 yen/month, with no deposit or key money required.
  • Room-sharing helps split rent, utilities, and internet costs and support each other in daily life.
Be sure to agree clearly on costs and house rules to avoid conflicts later.

4. Prepare documents & finances

To sign a rental contract, you’ll need:

  • Residence Card (Zairyu Card)
  • Proof of enrollment/employment
  • A Japanese bank account
  • A local phone number

Initial costs usually include:

  • First 1–2 months’ rent,
  • Deposit (1–2 months),
  • Key money (gratitude money, 1–2 months, sometimes negotiable),
  • Agency fee (1 month).
👉 Total initial costs can be around 3–5 months’ rent, so prepare carefully before signing.

5. Avoid risks and scams

Be cautious of listings with unusually low prices (e.g. 30,000 yen/month in central Tokyo), or anyone who asks for urgent money transfers without letting you view the property.
Always request a clear contract and carefully read all fees (cleaning, maintenance, renewal, etc.).
If unsure, ask a trusted agency like MPC Group to help verify information and negotiate.

MPC Group accompanies you throughout the process of finding and renting a home in Japan – helping you save costs, avoid risks, and live with peace of mind.
